Fighting about expectations!As a seller, what do you expect from your Realtor? As a buyer, what do you expect from your Realtor? As a Realtor, what do you expect from your clients, the buyers & sellers?

Everyone in a Real Estate transaction has expectations. There is nothing wrong with that. However, problems begin when the expectations are not clearly expressed or made known. In order to help make a transaction run smoother, it is a good idea to be clear on what each party expects from the other. One of the first things I discuss with a potential seller is what they expect from me. I let them know UP FRONT that my goal is not to “meet” their expectations, but to “exceed” their expectations. In order for me to do that, I need to know what those expectations are. I will also let them know what “my” expectations of them are. One of three things will occur. One, they may decide after discussing expectations, that I am not the best Realtor for them or two, ” I” may decide that I am not the best Realtor for them, and I would rather part now as friends, than enemies later, or three, we are a great match and I will represent them.

As a seller it is very important that you let the Realtor “KNOW” what you expect. For instance, some sellers will think in their minds, “I expect open houses to be done everyday”, “I expect my home to be on the cover of Homes Illustrated every month”, “I expect you to call me everyday with a report of what’s happening”, “I expect you to call me back within 20 minutes when I leave a message”. That is fine but please let your Realtor know what you expect IN THE BEGINNING so the Realtor can decide if they can meet your expectations.

As a Realtor, please let your sellers & buyers know UP FRONT what you expect from them. For instance you may say to a seller, ” If I list your home, I expect the home to be in show ready condition at all times”, “I expect the utilities to remain on during the entire listing period”, “I expect you to allow the home to be shown WITHOUT YOU BEING THERE”.

Buyers, you need to let your Realtors know UP FRONT what you expect from them. For instance you may be thinking, “I want to see a least 50 homes before I decided which one I want to make an offer on”, “I want you to call me everyday with a report of what is happening on my file”, “I expect you to pay for some of the repairs out of your pocket if the sellers decide not to fix everything”, “I want to be able to call you any time day or night whether it is a weekend, holiday etc…”. If these are your expectations, let your Realtor know UP FRONT.

Realtors, let your buyers know what you expect. For instance, I may let my buyers know that “I expect you to work exclusively with me”, “I expect you to work with the lender (if a loan is needed) and submit all documents that are required in a timely manner”, “I expect you to follow the time lines of the Purchase contract”. These are just a few samples of expectations that should be expressed, preferably in writing, at the BEGINNING of the transaction.

Update - 10th Annual Litchfield Park Art & Culinary Festival

What a wonderful time we had at the 10th Annual Litchfield Park Art & Culinary Festival.  There was so much to see.  There was booth after booth of the most gorgeous and unique art, hand-crafted jewelry, home decor and so much more.  The festival had live demonstrations by famous chefs.  Not only was there art to enjoy but rows of booths with all kinds of special treats & homemade specialties to eat.  There was home made salsa, BB-Q sauce, candy apples, sausages, Indian fry bread, kettle corn, and….. you get the picture. The festival was  surrounded by the beautiful scenery of the Wigwam Creek Resort.  The weather was sunny, breezy and cool.  Just what you would expect from Litchfield Park.  If you attended the fair, I would love to hear what you thought.  Send me an email or call with your comments.  I can’t wait until next year’s festival…….

10th Annual Litchfield Park Art & Culinary Festival

Come join us April 5-6th 2008 in downtown Litchfield Park for a wonderful time.  The Art & Culinary Festival will run from 10 AM5 PM.  There will be so much to see, hear, smell, & taste at this event.  Over 200 nationally renowned artist will have their arts & crafts on display.  Also available will be cooking demonstrations by some of the world’s finest chefs and live music & entertainment for the family to enjoy.  Hope to see you there!!!

Q. Where’s a good place to live in Litchfield Park?

 

A. First of all, I need to explain the geography of Litchfield Park. If you live north of Camelback Road, east of Dysart, south of Indian School Road or west of Litchfield Road (excluding the Litchfield Park Greens, the Village at Litchfield Park and La Loma Village), you do not live in the LP city limits. New developments such as Bel Fleur, Dreaming Summit, Wigwam Creek and Veranda are also not in the LP city limits.

 

Explanation: Unincorporated county areas and islands must be assigned to a city zip code to receive mail delivery. Although you do not live in the Litchfield Park city limits you have been assigned the 85340 zip code to ensure mail delivery.

 

There are so many wonderful places to live inside the Litchfield Park city limits. Some are the condos & patio homes off Old-Litchfield Road and Indian School Road that are in walking distance to several parks, the pond, the Library and the Recreation Center. There are also many beautiful homes on and around the Wigwam Golf Course.  And, from Litchfield Road East to Dysart, and Indian School North to Camel Back there are many affordable family homes in quiet, more private, community settings.

 

Q. What is historic Litchfield Park?

 

A. Historic Litchfield Park also known as “Old Litchfield Park” is where the

City was first founded.  The boundaries are Camelback South to Indian School

Road, Dysart West to Litchfield Road.

 

Q.  Where are the Litchfield Park homes for sale by owner?

 

A. There are some homes listed for sale by owner in the city but most homes are listed by a Realtor for easier, convenient service. But, you are always welcome to drive around the neighborhood and if you see something you like, I can always help coach you through the purchase.

 

Q. What’s going on with Rural Metro Fire?

 

A. Currently the City of Litchfield Park does not have its own fire station. Emergency Fire services are provided by Rural Metro.  In recent months, the City of Litchfield Park, City of Avondale & Estrella Mountain College have entered into an agreement to build a fire station which would provide emergency services to residents of Litchfield Park and the north side of Avondale.  Rural Metro will continue to provide emergency services until the new fire station opens in approximately 2010.

 

Q. Would you live in Litchfield Park Arizona?

 

A. My family and I currently live in the city limits of Litchfield Park Arizona. The city was voted the “8th best place to live in Arizona“, and in my opinion it is the best place to live!

 A. One of the best things about Historic Litchfield Park is there are NO HOA fees.  The city does have a compliance officer to remind owners to show pride of ownership.

 A. There are so many things that make Historic Litchfield Park special.  Just to mention a few, all the homes in “the Park” are different. Litchfield Park, AZ - My little piece of Paradise

I wouldn’t be saying this if I didn’t believe it myself but I love Litchfield Park Arizona.

As a Real Estate Agent for Liberty One, I spend a lot of time running around the West Valley showing properties and I am always amazed when I visit the historic homes in the Old Litchfield Park area. I like these homes so much that last July my husband and I purchased a home on Torreon Drive, on the East Side of the Wigwam Golf Course. It’s our little piece of paradise right in the middle of the West Valley.
